In one of Greater Boston’s most prominent innovation corridors, a national life sciences developer advanced a 12-story, 500,000-square-foot facility designed to attract leading laboratory and research organizations. Integral to the project’s completion was coordinating the base telecommunications and low-voltage systems so future occupants could build out their environments without major modifications to the underlying network backbone.
Infrastructure Management During Active Construction
As construction progressed, managing telecommunications pathways and risers within the core structure became increasingly complex. Multiple trades were working on site while communications providers needed entry into the property. At the same time, essential systems such as HVAC and emergency communications required reliable network connections, and shared amenity spaces called for appropriate AV and data support.
Managing these elements within an already active construction site meant close collaboration among the design team, engineers, contractors, and service providers.
Orchestrating the Building’s Telecom Backbone
LEDG provided owner-side advisory services focused on organizing the project’s telecommunication backbone. The team worked with the architect, MEP engineer, owner’s project manager, and contractor to plan telecom risers, define telecommunications rooms, and establish service provider entry points.
LEDG also supported network planning for key building systems, including HVAC, emergency communications, and amenity AV spaces. Throughout construction, the team helped ensure systems were integrated smoothly into the quickly evolving structure.
A Digital Backbone Ready for Lab Tenants
The completed facility now includes structured telecommunications pathways, reliable carrier access, and a digital backbone capable of supporting a range of laboratory and research tenant build-outs. LEDG’s expertise helped the ownership team to:
The new facility has since secured a major life sciences company, bringing a new research presence within one of Greater Boston’s most recognized innovation districts.
“Our role focused on establishing a strong, well-organized core infrastructure, ensuring the building was fully prepared to support future tenants as they developed and customized their own lab environments.”
