Boston's Seaport District is fast becoming the most sought-after location for Fortune 500s, mid-size growth companies, and start-ups, and one of the top residential areas in the city. As more people make the Seaport the place they work, live, play, and visit, the district will continue to evolve to serve this vibrant community filled with an ever-expanding collection of art, cultural events, inspiring architecture, inviting outdoor areas, and state-of-the-art spaces and has become one of the most sought-after addresses for the modern workforce.

APPROACH

LEDG began Master Systems Integration work with the development company during the core and shell construction phase to help converge the Seaport District Block L4 Tower’s building systems onto a common network backbone and implement integrated workflows and data sharing between systems. One floor of the building includes a Data HUB that will house technology and networking equipment that will ultimately connect multiple buildings in the Seaport district. The developer's goals were to deliver enhanced building performance and occupant experiences, provide new revenue opportunities, and adhere to the guiding principles of the Seaport District Block L4 Tower to:

After construction began, the developer engaged LEDG as a Smart Building Master Systems Integration Consultant. LEDG used their Smart Buildings Implementation Model to provide:

• Digital strategy and planning using vision workshops to confirm and align WS Development goals and outcomes with tenant requirements,
• Vision workshops with key WS Development stakeholders across development, construction, IT, and property management functions, confirming their required outcomes on the property for digital technologies and systems integration,
• Systems technology assessment and submittal review to validate the previously selected and purchased building technologies meet the specifications confirmed in the digital strategy,
• Gap analysis to identify remediation paths required to alter the design, integration, or installation of purchased building technologies to ensure the final implementation met the owner’s required outcomes for integration and data flow,
• Owner’s representation in working with the general contractor, systems integrator, and building technology solutions providers including the building management system (BMS) to enable “single pane of glass” functionality.
• And technology naming schemas to seamlessly integrated data for reporting and analytics for L4 and other current and future properties.

RESULTS

‍‍

LEDG's expertise in Smart Building implementation allowed the developer to successfully start up their first Smart Building, and will enable them to integrate data across multiple properties in the Seaport as development continues.
